Ingleside Equity Group
Trudell Consulting Engineers (TCE) has been involved with Ingleside
Equity Group in the master planning for much of the (250 acre??)
former Smith Farm located near Interstate-89 Exit 19. In 1999 TCE
began designing the Milk & Maple Project, the first lot in an
extensive Master Plan.
The project was originally planned as the new headquarters for
the St. Albans Cooperative along with a new convenience store and
gas station on the five acre lot at the corner of Route 104 and
St. Albans State Highway. After many years of permitting, the project
was ultimately approved by the Vermont Environmental Board as part
of a Master Plan TCE developed for the southwest parcel. Lot 1 was
recently purchased by R.L. Vallee and a Maplefields convenience
store and gas station is now under construction. TCE is providing
construction phase services for that project.
Halvorsen Holdings
Just across VT Route 104, TCE continues to work with Ingleside
Equity Group and has also begun design and permitting on another
40-acre parcel for Halvorsen Holdings. Just minutes from downtown
St. Albans, the site provides an ideal location for the proposed
retail center within the Towns’ southern Growth Center.
Current development plans include a 70,000+ square foot Shopping
Center with a grocery store and general retail lots. Future development
may include a 115,000+ square foot home improvement store additional
lots for further retail outlets. At least five acres are being reserved
for a large stormwater detention area the design of which will be
complicated by the impaired water status of both the Rugg Brook
and Stevens Brook which the site drains to.
TCE’s involvement includes feasibility analysis, boundary
and topographic survey, site design, permitting, traffic impact
analysis, signal design and geometric improvement, as well as environmental
services, and stormwater design.
